Well firstly a very happy new year to all our clients and readers. I hope that 2012 is a great year for one and all and the world starts to calm down a bit. Although this is the year the Mayans have forecasted the end of the world as we know it etc. I am a firm believer that, as with Y 2K, it is all much ado about nothing. Having said that the human race seems to make an astonishingly good job of trying to screw things up with the economy in particular.”

The question this month is a simple one but an often asked question.

It was sent in by John from Inverness

“ a lot of people list properties in Rai, Ngan and Wah. I am confused and would like to know what the land areas are and how they relate to a unit of measurement I am familiar with like  sq metres and acres”

Dear John.

Land is measured in Rai, Ngan and Wah.

1 Wah is 4 sq metres

1 Ngan is 100 Wah or 400 sq metres

1 Rai is 4 Ngan or 1,600 sq metres.

1 Acre is  2.5 Rai approx

1 Hectare is 6.25 Rai approx

Metric measures are usually used in the construction and measurement of buildings
Land prices are usually expressed in Baht per Rai or (for smaller plots) Baht per Wah.

It has panoramic 280 degree views from Patong Bay right round to the North West. The villa is situated on 5.2 Rai, which stretches right down to the water's edge. The villa has 3 main bedrooms, all en suite, Library, kitchen, dining room, TV room and large living and deck areas. 2. At the entrance of Laguna there is a gated community which features villas and townhouses. I have a really nice townhouse for resale. It has been refurbished and is in excellent condition.    I really feel these are a great buy. Location is stunning, finished, fully managed with hotel and full facilities, in my opinion a must see for anyone who wants to buy an apartment.

   All of the above, with the exception of the sea view villas at Naithon, are already built. That particular development has built 10 out of 19 villas already, a couple more are under construction, and the villas are already occupied, it also has a management company in place.
